New Construction & External Renovations:
  • Please be aware that Waterford has review and compliance processes for new builds and major exterior renovations.
  • Please refer to the Construction section on our website for additional information.
 
Internet and Video Services:
Waterford initiated an 8-year agreement with Spectrum effective July 2023 to provide:
  • A fiberoptic network in the subdivision
  • High Speed Internet - 500Mbps x 500Mbps (upgradeable)
  • Spectrum Platinum Video – over 150 Channels & On Demand content
  • Maximum yearly increase of 6% starting 2025
 
Annual Dues and Fees: (Subject to Change)
  • Owner’s dues are currently $795.00
  • All homes pay Spectrum Internet/Video service fee of $801
  • Interior lots come with an assigned boat slip pay annual fee of $700.00
  • Lots on Clearlake Pointe pay annual Private Road fee of $300
  • Lots on Stoneridge Court pay annual Private Road fee of $200
 
Once a property is purchased:
  • Owners are required to register and provide contact information on the Waterford website www.mywaterford.org. Since we primarily conduct business via email, it is essential that an Owner is registered for each property. Alternatives can be arranged on an exception basis.
  • To do so, log on to the website, click Login, then click Request Login and complete the request. Our webmaster will setup an account and provide email notice when completed (usually within 24-72 hours).
 
Other points of interest include:
  • The Cabana is used for community-wide events, clubs and committee meetings. Property owners are able to reserve it for private events; paperwork, use fee, and a deposit are required. 
  • The pool is typically open from mid-May to end of September and may be reserved for an Owner's event.
  • Tennis/pickleball court is available year-round. Court maybe reserved on our website. 
  • www.MyWaterford.org is our community website. With the exception of the "Member” section, the website is public. We encourage you to utilize the website to its fullest prior to ownership. Access to the Member section is established for property owners.
 
For Residential Disclosure Statements:
  • Water is supplied by Seneca Light & Water, electricity is from Duke Energy, non-fiber landline service available via AT&T. Natural gas lines are installed in subdivision easements, available through Fort Hill Gas.
  • No sewer, only septic.
  • Security codes are required to gain entry to Cabana/Pool and to tennis/pickleball court. They are posted on the WOA website.
  • There are no transfer fees for buyers
  • Long-term rentals are allowed; short-term rentals are not permitted (per Covenants)
  • Most recent special assessment was issued in September 2023 for the initiation of the Spectrum Internet/Video services (payment for service period of September 2023 through December 2023).
